Occupant Load vs Maximum Occupancy
A calculated occupant load supports egress and other code analysis; it is not automatically the legally permitted maximum number of people. The authority having jurisdiction may adopt another IBC edition, amendments or separate operational limits.
Multiple functions
Calculate office, assembly, storage and other areas independently, then total them.
Gross vs net

Occupant Load FAQ
Is occupant load the same as maximum occupancy?
No. Occupant load is a design input used by the building code. A posted or legally approved maximum occupancy may depend on the adopted code, local amendments and authority review.
What is the difference between gross and net floor area?
Gross floor area generally includes the area within exterior walls without deductions except as the code defines. Net floor area uses the actual occupied area and excludes specified ancillary spaces. Apply the definition in the adopted code.
Why calculate each room function separately?
Different functions can have different occupant load factors. Separating an office, conference room and storage space avoids applying one factor to dissimilar areas.
How are fractional occupants rounded?
Each calculated occupant load is rounded up to the next whole person.
Verify the code edition, area definitions, selected functions and all calculations against the project documents and adopted requirements with a qualified building-code professional before design or construction use.
